Who are Elitium's services aimed at?

Elitium's services are aimed at property owners, entrepreneurs, companies, private investors, tourism and hospitality operators, family businesses, and individuals interested in selling, acquiring, leasing, or enhancing the value of properties, businesses, business units, or organized assets.

How do I start an assignment with Elitium?

The first step is a preliminary comparison, useful for understanding the nature of the asset, the client's objectives, the state of the documentation, and the type of transaction to be set up.

From this initial analysis, the most appropriate path is defined: Real Estate, Advisory, or a combination of the two operational lines.

What are the operating times and methods?

They depend on the nature of the asset and the state of the documentation. After the preliminary discussion, Elitium outlines the phases of the assignment: document collection and verification, evaluation, material preparation, marketing, and negotiation. The timing and methods are agreed upon in writing in the assignment.

Does Elitium replace technicians, lawyers, tax advisors, or notaries?

No. Elitium coordinates the commercial and strategic process of the operation, but does not replace qualified professionals in confidential activities.

When the operation requires it, the work is carried out in coordination with lawyers, accountants, technicians, notaries, and specialized consultants, each for their own area of expertise.

Assignment, exclusivity and compensation

How much does Elitium's service cost?

Elitium's compensation is clearly defined in the assignment, based on the type of transaction, the nature of the asset, and the requested activity.

In real estate sales, purchases, or rentals, the fee typically consists of a commission, determined as a percentage or as agreed between the parties.

The commission is due when the deal is concluded as a result of the brokerage activity performed. The broker's right to commission arises when the deal is concluded as a result of his or her intervention.

Any additional costs, specific activities, or expense reimbursements are indicated in advance, thus avoiding uncertainty in managing the assignment.

When is the commission due?

The commission is due when the deal is concluded thanks to the work carried out by Elitium, that is, when there is a connection between the mediation intervention and the result achieved.

Depending on the type of transaction, the closing of the deal may coincide with the acceptance of an offer, the signing of a preliminary agreement, the conclusion of a lease agreement, or another binding agreement between the parties.

The financial conditions, the timing of the commission's accrual, and the payment methods are regulated in the assignment, transparently and in advance.

What does exclusive assignment mean?

An exclusive assignment means that, for a fixed period, the owner entrusts Elitium with managing the promotion, search for interested parties, and negotiation activities relating to the property or transaction.

Exclusivity allows for more orderly work: it avoids overlaps between multiple intermediaries, inconsistent communications, parallel negotiations, and disorderly asset presentations.

For Elitium, exclusivity isn't just a commercial obligation, but a tool that allows us to invest time and effort in preparing for the transaction: document collection, preliminary analysis, positioning, information materials, selection of interlocutors, and confidential management of negotiations.

The duration, conditions, any limitations, right of withdrawal and consequences of violation of exclusivity are always regulated in the written assignment.

Can Elitium request expense reimbursements?

Any expense reimbursements are provided only if agreed upon in the assignment or in any case previously authorized.

The law provides that, unless otherwise agreed or customary, the mediator may be entitled to reimbursement of expenses from the person on whose behalf they were performed, even if the deal is not concluded.

For this reason, Elitium pre-emptively manages any expenses, additional activities, or specific costs, so that the client knows from the outset what charges may arise from the assignment.

What properties does Elitium deal with?

Elitium handles the sale and rental of residential properties, villas, penthouses, luxury homes, tourist properties, commercial premises, offices, land, real estate complexes, hospitality facilities, and investment properties.

The selection of assignments is based on the characteristics of the asset, the clarity of the transaction, and the possibility of building a coherent commercial strategy.

How is the value of a property determined?

The value is estimated by considering several factors: location, property characteristics, state of repair, available documentation, intended use, market demand, comparable properties, potential for valorization, and the owner's objectives.

The valuation is not treated as an abstract number, but as the starting point for defining a credible sales or rental strategy.

Does Elitium also prepare the property for sale or rental?

Yes. Before marketing, we analyze how the property should be presented to the market.

This may include reviewing available documentation, defining the property's strengths, crafting a sales pitch, preparing product descriptions, photo shoots, promotional content, and informational materials for potential buyers or tenants.

How are potential buyers or tenants selected?

The goal is not to generate an indiscriminate number of contacts, but to intercept interlocutors consistent with the value and nature of the property.

For this reason, requests are carefully screened, qualified, and managed, especially when it comes to valuable properties, complex assets, or transactions requiring confidentiality.

Is Elitium also following the negotiation phase?

Yes. Elitium assists clients in the negotiation phase, managing proposals, defining key financial terms, and liaising with the parties involved.

When necessary, the process is coordinated with technical, legal, tax, and notary professionals, each with their respective expertise.

What is meant by Advisory?

Through Advisory, Elitium intervenes in real estate, corporate, and asset transactions that require a more structured approach than the simple sale of a property.

These include, for example, the sale of companies or business units, accommodation facilities, restaurants, commercial activities, income-generating properties, tourist complexes, production assets, real estate assets, and investment transactions.

Does Elitium assist in the sale of companies or business units?

Yes. Elitium can assist entrepreneurs and companies in the valorization and presentation of businesses, business units, and operating activities, especially when the transaction involves a significant real estate component or requires an integrated analysis of the company's value, real estate, profitability, and commercial potential.

What are the phases of an advisory assignment?

An advisory assignment typically involves several essential phases: preliminary analysis of the transaction, identification of key value profiles, verification of key information, definition of positioning, preparation of presentation materials, selection of qualified interlocutors, and support during the negotiation phase.

Because a property isn't truly ready for sale or rent if it isn't clear from a documentary, land registry, urban planning, energy, and contractual perspective.

Preliminary documentation collection allows you to present the asset more credibly, prevent delays, respond accurately to interested parties' requests, and reduce the risk of critical issues in subsequent phases of the transaction.

Which documents are useful for both selling and renting a property?

Generally speaking, the following are useful: land registry data, the cadastral plan, the energy performance certificate, condominium documentation, information on the systems, the intended use, and any other documents that accurately describe the property's condition.

The specific documentation varies depending on the type of property: home, commercial premises, office, accommodation facility, land, or income-generating property.

What documents are needed to sell a property?

To properly start a sale, it is advisable to collect the deed of origin, the cadastral plan, the cadastral data, the available urban planning and building documentation, the energy performance certificate, any condominium documentation and documents relating to mortgages, mortgages, leases or third party rights.

Each property has its own history: for this reason, the documentation must be verified on a case-by-case basis.

What is the deed of origin?

The deed of origin is the document that demonstrates how the seller acquired or received the property: sale, donation, inheritance, division, assignment, or other title.

It is an essential document because it allows us to reconstruct the ownership of the property and identify any aspects that need to be investigated further before the sale.

Is the cadastral plan sufficient for selling?

No. The cadastral plan is important, but it does not exhaust the checks.

A distinction must be made between cadastral compliance and urban planning compliance: the former concerns the correspondence between the actual state of the property and the cadastral plan; the latter concerns the consistency between the actual state of the property and the building permits.

The Land Registry describes the property, but does not replace urban planning and building permits.

What documents are needed if the property is in a condominium?

For a condominium property, it's helpful to obtain the condominium regulations, information on ordinary and extraordinary expenses, any relevant resolutions, a record of any pending disputes, and the administrator's statement on the payment status.

These elements affect both the transparency of the transaction and the perception of value by the buyer or tenant.

What documents are needed to rent a property?

To rent a property, it's important to gather land registry data, a floor plan, an energy performance certificate, relevant condominium documentation, information about the systems, an indication of the property's intended use, and any other information useful for properly drafting the contract.

For commercial properties, offices, hospitality facilities, or premises intended for economic activities, additional documents may be required regarding habitability, urban planning permission, authorizations, licenses, SCIA (Consolidated Building Code), or compatibility with the business to be established.

Is an energy performance certificate also required for renting?

The energy performance certificate is normally required for rental transactions, except for specific exceptions provided for by current legislation.

This document should be considered before advertising the property and signing the contract, and should not be rushed through in the final stages of the negotiation.

Why is it important to check the intended use before renting a commercial property?

Because not every property is suitable for every business.

Before renting commercial premises, an office, a hospitality property, or a property intended for production, it is necessary to verify that the intended use and characteristics of the property are compatible with the activity the tenant intends to carry out.

An economically attractive lease can become problematic if the property is not suitable for its intended use.

What documents are needed if the property is already rented?

If the property is already rented and needs to be sold or renegotiated, you'll need to obtain the lease, registrations, any extensions, communications, rent updates, security deposit, payment status, and any supplementary agreements.

These documents are especially crucial when the property is presented as an income-generating investment.

Does Elitium also check the reliability of the potential conductor?

In rentals, especially commercial or high-value properties, selecting the tenant is an essential part of the process.

Elitium can assist the owner in gathering useful information to evaluate the solidity and consistency of the potential tenant with respect to the property, the requested rent, and the duration of the contractual commitment.

What documents are needed for commercial properties, hospitality facilities, or businesses?

For commercial properties, hospitality facilities, restaurants, businesses, or income-generating assets, real estate documentation often needs to be supplemented with additional information: lease or business rental agreements, administrative authorizations, licenses, SCIA (Consolidated Act on Buildings), system documents, financial data, contracts with suppliers, personnel, equipment, and tax or accounting documentation.

In these cases, it's not just a property, but a financial transaction. Properly organizing information therefore becomes an essential part of the valorization strategy.
